Party Walls

 

 

The Party Wall etc, Act 1996 requires notification of adjoining owners where works are proposed either to a shared wall or structure or adjoining one within 3 or 6m depending on the works proposed.

 

Such works are legally notifiable and Spencer Architecture is experienced to assist building owners wanting to carry out works, or to consider the impact of works for an adjoining owner prior to preparation of a Party Wall Award, permittting works to proceed once surveyors are satisfied with the method and extent of works proposed.

 

Underpinning Party Walls

 

Most basement works to a terrace or semi-detached house will require underpinning of the shared party walls.  

Cutting into party walls

 

Where works involve new supporting steel beams they will need to be cut into the party wall.

Adjacent excavation

 

Often a new development will involve excavation for new foundations close to another property or piling to stablise adjacent ground prior to excavation.
